General

3 main reasons: suitability, selection and sharing

  • Word-of-mouth remains a great way to find the right opportunity, a great rental for vacation, a place for a stay in a city. But it is tough to find a good one. OmyStay proposes to all circles (friends, clubs, associations, alumni, groups, circles,…), however big they are, to create a Circle on Omystay, and to invite there their members. They can list their place, and find places listed only for people of their circle. Breaking the ice is easier, topic of discussion are easier. Trust is easier, and the better relationship makes easier to get services hosts would not give to an unknown person.

  • Guests deserve to find top-notch places. And hosts deserve to receive well-behaved guests, who take care of the place and its neighborood.

  • OMyStay gives 1% of its revenue to non profit organization allowing children to go on vacation. Members are invited to do so by giving back a part of their rental revenues or savings.

Too many hosts have had problems renting their place to unscrupulous travelers. And many potential hosts are reluctant to rent their property to strangers. They use their network of friends but it is often limited.
Moreover, on the internet, only very regular users can built a reputation, and it may takes a long time before you can inspire confidence.
On OMyStay, members are sponsored, recognized by their peers as being reliable people who will pay attention to the rented property and its environment. The hosts are reassured and members access to places that would not have been rented to strangers.

In a time of rising incivilities and disrespectful behaviors, trust and respect are more than ever values that we want to share with our members for the betterment of all.
On OMyStay you will find members and hosts like yourself, who share these values.

OMyStay is a private club, each member signed the code of conduct and was co-opted by an existing member who vouches for his behavior. Any deviation or non-compliance with the code of conduct will result in the termination of his membership.

All places have been validated by three members. New properties, awaiting validation are marked as such. Places that have not been validated withdrew the offer, ensuring you quality deals (bedding, cleanliness ....) in accordance with the listing

OMyStay has also implemented totally secure payment solutions and include in your holiday rental risk insurance covering property damage that may occur during the stay, other insurance cancellation type are available as options.

All OMyStay members were sponsored and have signed the code of conduct. Members are committed vis-a-vis their sponsor but also vis-a-vis the site to respect the property and its environment.  These behaviors seem obvious but the reality is too often different. Being aware of this is essential..

All places listed on OMyStay were validated by three members according to quality criteria (quality of beds, overall cleanliness and especially bathroom and kitchen) and its consistence with reality. The new places not yet validated are marked as such. Any non validated listing is removed.
Validation is done by a testing members during a stay as a guest. Comments and suggestions are communicated to the host.

Any new property listed on OMyStay must be validated by 3 testing members who will each receive a 50%discount on their first night. In exchange they complete an evaluation sheet including consistence between the listing and the reality as well as quality items (beds, bathrooms, kitchen). To be validated, the place must be approved by the 3 testing members.

Any OMyStay members can test a new property with a 50% discount on the first night. New places under test are identified with a « new » logo.

OMyStay is free of service fee for validated places. No service fees are applied to hosts. 100% of the rental price is yours.

OmyStay gives Premium Members many benefits including a 50% discount on service fees applied on every booking.

OMyStay is a by-invitation short term rental site, only members can access to the listings. Each member can invite a limited number of trusted people thus ensuring hosts that they will receive trusted guests.
Once registered, members can search places using classical tools (filters,…), to narrow the search. Links between a host and guest (especially if they are members of the same circles) are clearly displayed, increasing trust and improving relationship.

To rent a property on OMyStay you must be a member, that is to say being invited by another member. Once a member, you have access to all the places listed on OMyStay and you can book your next vacation with confidence (great places and hosts, secured payment, insurance included).
If you do not have an invitation you can become a host : once your place is validated you can become a member.

Rent in confidence and keep 100% of the rental price
More than anywhere else, OMyStay allows you to rent your property in confidence : all members are co-opted and committed to respect your place and its environment.
We offer a rental risk insurance that covers damage to your property during the rental. To address the small damage of everyday life, you have the opportunity to request a deposit.
OMyStay also allows you to earn more money, thanks to its lack of service fees on validated places.

A Circle is a network within the Omystay network. Any OMyStay mamber can open a Circle and invite his/her friends to join. The Circle administrator defines the membership rules a,d picks an association/Charity to support in the list provided by Omystay. If the association is not part of the list, please get in touch with us There are 3 types if circles:

  • Open Circle : any OmyStay member can join and invite people in the Circle.
  • Closed Circle : any membership request must be validated by the administrator of the Circle.
  • Private Circle : the Circle is secret, therefore is not part of the Circles Directory, and is exclusively reserved for members validated by the administrator.

Please note that there are circles managed by clubs, companies, associations, school alumni,…

OMyStay and its members are sensitive to the social environment and to the society of sharing : that is why we set up a program of support of association, in which each is free to participate, for example by giving back a part of the savings on fees.
For its part, OMyStay gives back 1 % of its income to this program.
For the launch of OMyStay, we chose « I accede » but in short term we want to let our members the choice of the charity they want to support.

7 rules for guest members

  1. Respect the place, just as if it were your own home. Make the rent as found on arrival, do not move furniture, take care of equiments, objects and decoration. If you happen to break anything, contact your host.
  2. Respect the schedules of arrival and departure agreed during your discussions. In case of delay notify your host early enough so that he can organize; in case of long-distance flight send the references of the flight to your host that he can see the actual schedule of your arrival.
  3. Respect the terms of the booking especially do not host people other than those mentioned in the reservation
  4. Respect the rules of use and instructions given by the host, especially do not smoke unless explicit explicit agreement of the host, do not throw paper or object that can clog the pipes... water the flowers, the lawn… Empty the trash, clean the dishes, undo the beds … when leaving is appreciated
  5. Respect the neighborhood and public areas, do not make excessive noise, do not make any noise at night, avoid walking with heels, not dragging luggage in stairs, elevators, compliance with basics of courtesy ... You stay a few days, neighbors live here
  6. Respect the use of the place : it is a rental for accommodation, any other use is forbidden; you can give access to a limited number of people for a drink or dinner, in any case for a party ... unless explicitly granted by host.
  7. Respect the confidentiality of the informations provided: do not transmit the access codes to anyone other than those listed in the reservation

7 rules for hosts

  1. Make sure you have all the rights to rent your place and that you comply with local regulation
  2. Make sure to list only properties suitable for rental and publish a description consistent with the reality.
  3. Answer promptly to all requests within 24 hours; do not leave a request without an answer even if negative
  4. Respect the commitments made with your guests in particular the agreed schedules
  5. Be available (or provide an accessible contact) during the length of stay for any questions or problems to solve
  6. Make our guest's stay comfortableespecially make sure that the equipment is in good condition, sheets and towels in sufficient quantity and not mismatched,
  7. Provide a welcome pack including drinks (fruit juice, tea, coffee), some fruit or local products and a minimum of basic amenities (soap, shampoo, toilet paper, sponge, laundry ...), an instruction manual of your place and its equipment (especially wiFi, TV, ...), some good addresses (shops, restaurants…) in the neighborhood.

FAQ paiement

OMyStay ne gère aucun flux financier ni ne stocke de données bancaires, l’ensemble des versements s’effectue via notre partenaire Lemonway (https://lemonway.fr/) dont la solution est intégrée sur le site OMyStay.

En tant que voyageur, vous pouvez régler l’ensemble de vos réservation par carte bancaire sécurisé 3D secure et ce jusqu’à 3 transactions ou un montant total de 2500€ sur 12 mois glissants. Au-delà, la législation française oblige à fournir des documents d’identité, ce que le système vous proposera automatiquement.

En tant qu’hébergeur, un portefeuille dédié est créé lors de votre inscription sur lequel l’ensemble de vos revenus seront versés : pour les retirer vous devrez fournir des documents d’identité complémentaire comme la loi nous y oblige. Il s’agit notamment de votre RIB, justificatif de domicile et copie d’un document d’identité.

Les versements sont faits en euros. Si le compte destinataire des virements est dans une autre monnaie il y aura des frais de 8€ par virement auxquels s’ajouteront les frais de votre banque.

Insurance

Insurance ADAR-RL included in any booking on OMyStay

For each booking, OMyStay automatically offers the insurance ADRA-RL free of charge.

The insurance ADAR-RL covers guests for accommodation rentals up to 3 months in Europe against the events below:

Cancellation conditions

Each host sets its own cancellation condition among 3 OMyStay proposals : flexible, moderate, strict. The host condition will be displayed on the listing and the booking summary page. the guest will be refund depending on the host’s condition and the date of cancellation, OMyStay fees are not refundable

Cancellations must be made via the contact form by 12:00 midday CET (Central European Time) on the appropriate day.

The 3 cancellation policies :

100% refund if cancellation 7 days before check-in; 50% 2 days before; 25% 1 day before, no refund beyond

If your check-in is the 15 june, the latest you can cancel to have a 100% is the 12 midday CET on 8 june, 50% before 12 midday on 13 june, 25% before 12 midday on 14 june, 0 beyond.

OMyStay fees are not refundable

FAQ Legal matters and taxes

In France, renting out his/her principal residence is authorized as long as you are the owner, for a maximum period of 120 nights a year, without any specific declaration, unless the city requires the delivery of an authorization to change the usage type (office, private) of the place. Tenants must have a written agreement from the landlord, and the amount of the rent received must not exceed the amount of the monthly rent. The renting out of a furnished room with breakfast is subject to the declaration of the bed & breakfast to the city council.

The host listing a place to rent out in another country must check the local legislation, and make sure to be complient.

To rent out our secondary residence, you must first declare the activity to the town council. In Paris, in towns with more than 200.000 inhabitants, and in any towns from Hauts-de-Seine, Seine-Saint-Denis and Val-de-Marne counties, you must get a preliminary authorization to change the place use; in other towns, the city council might request an authorization to change the place use. In Paris and in towns with more than 200.000 inhabitants, authorization is delivered only with a compensation of creation of new housing holiday renting out of furnished homes

You must display your declaration number in your ad.

The host listing a place to rent out in another country must check the local legislation, and make sure to be complient.

In France, towns have the right to ask tourists staying in town to pay a visitor’s tax. This tax enables towns to finance tourism-related expenses and the protection of natural spaces accessible by tourists.

< p>The visitor’s tax and its period of application are defined by the town council, or by the Public Intercity Cooperation Council (EPCI). The county also has a right to define a 10% additional tax to the vistor’s tax. This additional tax and the visitor’s tax are recovered in the same time.

The visitor’s rate is due per person per night. Its amount is from 0,2€ to 4€, depending on the type of hosting. Check at your town council. This tax has to be paid back to the town.

    Exemptions :
  • People less than 18 years old,
  • lPeople having a short-term seasonal job contract in the town,
  • People benefiting from an mergency hosting, or a temporary rehousing
  • People living in locations managed by associations, and with rent amount below a minimum defined by the town council.

For other countries, please check the local legislation

The host will be prosecuted (fines, others) in case of non-compliance with the law.

Les revenus perçus lors de vos locations meublées en France relèvent du régime des bénéfices industriels et commerciaux (BIC) (cf Loi de finances rectificative pour 2016 – article 114).

Pour les règles de déclaration et paiement, sous peine de sanctions à défaut de leur respect. voir

Ces revenus sont également soumis à des cotisations sociales, à compter d’un seuil de 23.000 Euros. En deçà de ce seuil, ils sont soumis aux prélèvements sociaux de 15,50%, comme les autres revenus du patrimoine.
